Comprehensive Visual Inspection

Your certified inspector will conduct a thorough visual assessment of your property using professional-grade equipment including a moisture meter and thermal imaging camera. Thermal imaging reveals hidden moisture behind walls, under floors, and in ceilings that is invisible to the naked eye -- often the first indicator of hidden mold growth.

Sample Collection

Depending on the conditions found during the visual inspection, your inspector will collect the appropriate types of samples. These may include:

  • Air quality samples -- collected using calibrated air pumps to measure the concentration and types of mold spores in the indoor air compared to outdoor baseline levels.
  • Wall cavity samples -- collected from inside walls when thermal imaging or moisture readings indicate potential hidden mold growth.
  • Surface samples -- swab or tape-lift samples taken directly from visible mold growth to identify the specific species present.

Accredited Lab Analysis

All collected samples are sent to an accredited third-party laboratory for analysis. The lab identifies the specific types and concentrations of mold spores present, providing objective data that forms the foundation of your inspection report.
